Hello friends and family, NOTE: Please DO NOT share this with Janice. She doesn't yet know as I want it to be a surprise initially. My name is Allen Chang. I am a friend of and former pastor to Abraham and Janice. As you know, Abraham passed away recently (May 24, 2024) and I received word that Janice's mother just passed away on July 24, 2024 after a long battle with cancer. The Chan family has had to face great loss in a short amount of time. On top of all of this, as we were helping Janice clean her home, we discovered black mold on the ceiling in the master bedroom. Taking a peek inside the attic, we saw black mold on the roof plywood and noticed some other potential water damage. We brought in a roofing contractor and after a thorough inspection of the roof from the outside and the attic from the inside, they noted the following: there is a lot of black mold covering the plywood in the attic some of the plywood is sagging, indicating water rot there are at least 2 spots on the plywood that show likely water penetration from the outside the bathroom fan duct is incorrectly connected to the roof vent there is insufficient ventilation in the attic causing condensation which is the primary cause of the mold A couple pictures showing the black mold: Their recommendation is as follows: replace all the plywood (includes the moldy and sagging plywood) replace all the exterior shingles install baffles inside the attic to improve airflow replace the insulation improve air circulation by relocating air vents clean the black mold on the ceiling Quote for this work: $19,504 some other details: Janice initiated an insurance claim. the insurance company sent an environmental company and a roofing company to do their own assessment. Their report concluded that it is inconclusive whether the current damage is a result of a sudden weather incident or whether it is the result of poor roofing workmanship combined with the poor ventilation. Since it is not directly connected to a sudden weather incident, it is unlikely that insurance would provide any coverage. The roofing company did suggest that a total roofing system replacement was necessary to address all the issues - the same recommendation as the roofing company that conducted the thorough assessment and provided the above quote. Janice has spoken to her previous roofer. The roof was redone in 2018. Unfortunately, two independent roofers we brought in have said the previous roofer did a poor job. The previous roofer is willing to rectify one of the mistakes under their labour warranty but they would not admit that any leaking was a result of their (poor) workmanship. Furthermore, they do not address the mold or ventilation issues within the attic. Plus, it is hard to trust their work since they did a poor job in the first place. Going this route will not address the entire roofing system and the problems that have caused the mold. Conclusion: the best course of action is to perform the recommended work to address all the issues/deficiencies in the roof/attic system It is also Janice's desire to properly address all the issues and to have a roof/attic that won't see any future mold develop (rather than piecemeal repairs). the company that provided the quote is available to perform the work in September-October 2024. The fundraising goal: $22,000 (the quoted cost plus ~10% for LFEBridge fees and unforeseen costs) $10,000 by August 31, 2024 $22,000 by September 30, 2024 (the work will be performed sometime between Sept-Oct). The purpose of this LFEBridge: to lift the burden of this roof issue from Janice's shoulders (this should be the last thing she needs to worry about!) to remove the cost factor so that all the issues with the roof can be properly addressed to provide peace of mind - to address all the roof/attic issues and provide a safe home for her and her kids. Disclosure: ALL funds will go to Janice to hopefully cover the entire cost of the roofing replacement. I want this to be a surprise at first so I'm hoping to notify Janice when we reach the $10,000 mark. Would you please consider joining me in blessing Janice and her kids (Madaleine and Timothy)!
